Job Overview
We are in search of a dedicated Centralized Application & Lease Specialist to oversee the comprehensive application review and lease generation process within a specified region. This role requires close collaboration with onsite community management teams to guarantee a smooth transition for new residents at the time of move-in. Responsibilities encompass application approvals, income verification, collection of lease signatures, and ensuring adherence to both company policies and legal standards throughout the leasing process.
Key Responsibilities
• Administer the entire cycle of application review, including approval or denial, income verification, lease generation, and signature collection.
• Ensure that all lease information and documents are accurate and complete in compliance with legal and audit requirements.
• Verify resident qualifications, including government-issued photo IDs and other necessary documents before lease generation.
• Comply with federal, state, and local Fair Housing regulations throughout the application and leasing process.
• Collaborate with onsite community management to facilitate a seamless application process and move-in experience.
• Notify prospective residents regarding their application status and coordinate the completion of lease documentation, including deposits and required paperwork.
• Maintain precise resident ledgers, apply concessions, and ensure ledger adjustments are performed accurately in partnership with Business Managers.
• Enter application data into the company’s CRM system meticulously, ensuring comprehensive record-keeping.
• Deliver exceptional customer service to prospective residents and internal teams to guarantee a smooth leasing experience.
• Ensure compliance with mandatory renters’ insurance policies and follow company protocols ahead of move-ins.
• Support team members with follow-ups and address customer inquiries about lease details and amenities.
• Partner with internal teams to enhance data access, automations, and reporting to bolster departmental efficiency.
• Identify areas for departmental growth and innovation and contribute to strategic initiatives.
Qualifications
• An Associate's or Bachelor's degree in business, Real Estate, or a related field is preferred but not mandatory.
• A minimum of 2 years of experience in property management, leasing, or a similar field.
• Familiarity with leasing documentation and compliance processes.
• Comprehensive understanding of renters' insurance policies and move-in compliance requirements.
• Knowledge of Fair Housing laws and local/state housing regulations.
Required Skills
• Proficiency in property management tools, particularly CRM systems, as well as Microsoft Office Suite.
• Familiarity with automated reporting and data entry tools is advantageous.
• Strong verbal and written communication skills.
